Before:

The dining room here is a fantastic size - it is actually a converted living room! With a dark or patterned carpet it is important to consider going lighter - and if that is not feasible you need to lighten up the rest of the space. With so many chairs and plants, the heavy window scarf and the heavy visual of so MUCH in the china hutch, the buyer gets caught up feeling the weight of the room. |
After:

This view of the dining area shows how much more open and beautiful the room looks. Rather than having the eye bogged down with too much to take in - you can see the scale of the room. |

Another view of the dining room also shows the clutter - plants and lots of things on the buffet. It is hard to believe how big the room really is faced with so much in it and so much along the perimeter of the room. There is no place to rest your eyes and just see space! |

See? This way it gives the eye time to see the size of the room - and rest. You can also see that in changing up the curtains and removing some of the plants from in front of the windows it opens up the room and makes it seem larger - and clean, crisp and open. |

While all the blankets and pillows are great for the kids when watching TV, they provide visual clutter for the buyer. It is all about THEM loving the space - and not getting too drawn into the details of your life. |

By eliminating the excess in the room and rearranging and deleting some of the furniture - you can feel the difference! These owners are blessed with a large room to work with, and by minimizing the extras you can really see the space they have. |

This is a before shot of the living room. Nice room, nice furnishings, nice things... Lots of them! The owner has lived in the house for over 20 years and has lots of favorites and "must keeps." These are great for your lifestyle - but need to be minimized to sell!

This is a very large wall unit (but it's on a wall that is big enough for it to compliment without overwhelming). In the before picture you can see how it is full of family treasures - but that they create too much visual clutter for a showing. In this picture you can see how really minimizing the amount on the shelves creates an openness, and leaves the eye free to roam the room and pick up other points of interest! |

This is the view from the master bedroom towards the rest of the house. Just too much to look at and not enough of the space available to feel like the spacious room that it really is! |

This wide open area is shown from the doorway of the master bedroom toward the main part of the house. What a beautiful open floor plan! All that was needed was reducing the amount of furniture... and letting the light really shine in! |

This is another view of the living room. Just too much going on to even see the room! By eliminating the maority of the furniture and with thoughtful placement of the remainder it has really changed not only the look - but the FEEL of the whole space. |

Open, airy and welcoming... In so many homes the family room really does become the focal point - and maximizing the value that a buyer can see and feel in your family room also maximizes the value they see in your home in total. Make the most of your spaces! |

This area was really between main rooms (kitchen, living room and hot tub room) and became a catchall - anything that didn't have a home was dropped here until needed again. Retooled to really showcase itself as an office area reflected the homeowners' needs much better.

While there is a formal office elsewhere in the house for the parents' use, they have taken this nook between the family room and the kitchen area and utilized it as a second office. By keeping the oak furniture it warms the space, adds beauty and keeps it very functional. A buyer can picture themselves surfing the net, e-mailing, doing homework, and all the while staying in touch with what the rest of the family is doing! |
